Musings...

Sorry for the meandering post below and the short absence. I find myself slipping away from my recent zealous state. We've been regrouping, and we're about to dive back into things after re-assessing our goals. Or rather, we're finally going to scratch our goals onto paper. As for me, I've slipped back into survival mode rather than the more proactive "thriving" mode. Time to put the brakes on, dig my heels in, and a number of other inspirational cliches. But it's hard to start over, man.

Tonight we're going to have yet another glamorous Friday night of planning, creating, etc. We're going to start developing a Web site for the newsletter we're doing for a local REI group. We're also going to plan our new strategy (as opposed to planning to plan.) Fortunately I haven't been afflicted by the fears that freeze so many other would-be RE investors. Sure, the first few phone calls were rough (and terribly awkward). And that first REO offer nearly had me doing shots in my J.O.B. office. But for the most part, I've been able to forge ahead.

No, what holds me back is skepticism. I wish it were otherwise, but my faith is weak. The D.C. area is one of the most expensive places in the country to live. We're trying to do this REI stuff while at the same time living on one salary and a few other entrepreneurial endeavors that bring in a few extra bucks. There are a lot of other investors in the area who are already far better established, and we're all pretty much working from the same resources (foreclosure lists and what-not.) And my sense is that generally speaking, most people think what we do is based on some kind of scam.

Them's tough odds.

I'm not going to quit--hell no. But just paint me skeptical. This really works? I see other people doing it, and like Sir Anthony Hopkins tells Alec Baldwin in that great adventure flick, "The Edge," "What one man can do, another can do!" Yes, I believe that. I just need to nail down one solid deal to get my faith back. Or rather, to get some faith the first time. Right now it's just hope.

Try probates. I'm working that market here and don't have any competition. Ever. I am making super low offers confidently because I know there aren't 100 mailers on their counter from other investors. Hang in there-

Hey Chris,

I can understand your feelings of skepticism. We all feel that way when getting started to some degree. It's very helpful to surround yourself with people who are successful at what you want to do- whether it be wholesaling, rehabbing, or whatever.

I have people in my market tell me every single day that you can't make money wholesaling right now. And, then, I have friends who are doing 3 wholesale deals per month CONSISTENTLY in the SAME market. Guess who I take my advice from?

Seek out the people in your market who are successful at what you want to do, and copy them. If they can do it, so can you.
